Housing in Liljeholmen

Liljeholmskajen is complete – JM's last tower on the quay, K7, was finished in 2022 – and the next chapter is Marievik: the 2023 detailed plan holds around 960 homes on the office peninsula by Årstaviken, JM is building the first towers with move-in from autumn 2027, and Klövern starts selling its share during 2027. Wallenstam lets rentals at Årstaberg, and Lövholmen by Trekanten becomes a district of some 1,800 homes – but not before 2030.

The first of the four JM quarters at Marieviks Udde, roughly 620 condominiums with a preschool and commercial space on the peninsula south of Liljeholmsbron. Mary holds 135 apartments in one 27-storey and one seven-storey building, according to AMF Fastigheter’s timeline for Marievik, which puts the first residents in October 2027. Byggindustrin reported on 24 October 2024 that JM was under way on the peninsula ten years after buying the land, working five metres below the surface of Mälaren. The Marievik plan won legal force on 3 April 2023 and covers about 960 homes and 27,000 square metres of offices and other premises in total; Marieviksbadet opened in June 2025 and the park opposite is due in summer 2026.

The second quarter at Marieviks Udde: 128 condominiums in four stairwells around a green courtyard with planting and play space, a garage beneath and roof terraces on two of the stairwells. Production began in the third quarter of 2025 and occupancy is expected to start in the third quarter of 2028, with completion around the turn of 2028/2029, according to Fastighetsvärlden on 26 September 2025. Rex and the Spiran tower together form one larger block of 256 homes sharing a garage, JM writes in its press release on Spiran’s construction start of 18 June 2026. The third production start at Marieviks Udde, on 18 June 2026: 128 condominiums in a 32-storey building at Liljeholmsbron, which JM calls the tallest residential building in southern Stockholm. Sales are under way and occupancy is expected in the second quarter of 2029, when completion is also scheduled, according to JM’s press release. Spiran and the neighbouring Rex quarter share a garage and together hold 256 homes. The quarters on the peninsula rise between 7 and 32 storeys, and JM states that facade brick, art and facade sheeting from the demolished office buildings are reused in the new ones, Nordic Construction reported on 16 June 2025. A fourth quarter remains to start before JM’s part of Marievik is built.

287 rental apartments of 1–4 rooms in three buildings of 7, 9 and 10 storeys, designed by FOJAB, construction started 2024 and first occupancy in the second to third quarter of 2026. House 2 with 95 apartments and house 3 with 104 are fully let; letting of house 1, 88 apartments including 15 studios, 44 two-room and 22 three-room flats, starts in September 2026, according to Wallenstam’s project page. Flats go through Wallenstam’s own queue, not Bostadsförmedlingen. The block sits in the city’s Årstaberg build-out on the Liljeholmen side, about 1,000 apartments with Ikano Bostad, Besqab and Wallenstam as developers, where block 1 completes in 2026 and the last, block 3, is planned for 2029 (vaxer.stockholm, updated 4 September 2026).

Klövern
Marievik, Årstaängsvägen 9

Klövern plans 255 condominiums of one to five rooms in Marievik, at Årstaängsvägen 9 and designed by Rotstein with Sandell Sandberg; the project page’s running text speaks of around 260 apartments. The project is in its planning phase with a preliminary sales start in the first quarter of 2027, and what is published is a registration of interest, not prices. Shared roof terraces with a sauna, private terraces above a hundred square metres on some apartments and BREEAM-SE Excellent certification are part of the description. AMF Fastigheter’s timeline for Marievik puts Klövern’s sales launch in January 2027, with six buildings of 9 to 27 storeys, around 250 apartments and occupancy in 2029.

Lövholmen

The closed industrial area on Trekanten is to become around 1,800 homes with three preschools and workplaces on ground floors; no stand-alone office building is included and the Färgfabriken art hall stays. The property owners are Skanska, Nordr, Lindéngruppen, JM and Fastighets AB Lövholmen/Järntorget. Skanska and Heidelberg Materials formed a joint company on 18 March 2026, owned half each, for the cement plant’s land; the plant is to move to Energihamnen in Värtan before anything can be built. The city held consultation 5 September–16 October 2023 and plans review in the fourth quarter of 2027 and adoption in the third quarter of 2029 (vaxer.stockholm, updated 25 August 2026). No developer is selling anything here yet.
