Building projects in Liljeholmen

The office peninsula is being rebuilt as mixed city: around 960 new homes and 27,000 square metres of new space for offices and other uses, with new parks, squares, preschools and shared-surface streets. Some of the present office buildings come down, others are rebuilt. The quay has been refurbished, and Marieviksbadet, which the city calls Stockholm's first quay bath, opened in June 2025 with three pools out into Årstaviken: a 25-metre pool, a play pool with a diving tower and a shallower children's pool. The bath is a public place, open around the clock. AMF's own timeline puts the Signalhuset rebuild at occupancy in 2027 and the roughly 180-room hotel, designed by Manuelle Gautrand, at opening in June 2029.

The yellow line between Fridhemsplan and Älvsjö gets its Liljeholmen platform 31 metres below ground, directly under today's red line, with interchange to the red line, the tvärbana light rail and buses within one station. The yellow line shares an entrance with the red line's southern exit, and the southern ticket hall gets a new entrance facing Trekantsparken; the entrance from Liljeholmstorget stays. The station is fitted with high-speed lifts instead of escalators all the way down. The ride to Fridhemsplan takes three minutes and to Älvsjö seven, with no change.

In Trekantsparken, in stages through 2026 and 2027, a new entrance to today's ticket hall and a lift shaft down to the yellow line platform are built. The work road through the park gets gated crossings, and the path around Trekanten stays open for the whole build; Fruktparken is unaffected. At Hägerstensvägen/Södertäljevägen the Region takes over Stockholm Vatten och Avfall's work area and blasts a work tunnel for crews, machinery and excavated rock — about 1.5 years, 3–5 rounds a week, weekdays 07–19 above ground and 07–22 below. The running tunnels are bored from Älvsjö by two machines; the first is expected to reach southern Liljeholmen in 2031 and both to have left a year later.

The floating 1930s bathhouse that used to lie at Hornstull is getting a new berth at the Marievik quay across the bay. AMF Fastigheter bought it from the City of Stockholm in autumn 2025 in what the company describes as very poor condition, and the final building permit for the new site came in August 2026 after the county administrative board had examined it and neighbours had been heard. The restoration, with Andreas Martin-Löf Arkitekter, is to return to the 1930s expression; material that can be saved is kept, the rest recreated. The plan is bathing, sauna and a place to gather, opening in spring 2028.

The open cutting where red-line trains pass Liljeholmens centrum is decked over and built on with four buildings and a wing; new building also replaces the surface car park at Trekantsparken. On the two lowest floors above the tracks the galleria is extended and joined to the metro ticket hall. A glazed public passage links Liljeholmstorget with a new entrance square towards Nybohovsbacken, where taxis, mobility-service vehicles and deliveries move. The buildings step from seven storeys at the square to fourteen towards Nybohovsbacken. The content is offices, healthcare, a hotel or long-stay accommodation and a four-department preschool at Hojgränd; the housing from the 2021 consultation was dropped once the Region placed the yellow line's station house beside the plan area.

The Rosteriet 6 detailed plan builds on the office buildings between Lövholmsvägen, Liljeholmsvägen and Trekantsparken rather than replacing them: the three-storey buildings facing Lövholmsvägen and the park gain three floors to six, the seven-storey building in the middle of the block gains three to ten and extends towards the park, and a 1950s building at the Liljeholmsvägen/Lövholmsvägen corner gains two floors. Two new buildings of six and seven storeys go up at Rosterigränd. Together that gives around 23,000 square metres of new office and business space. Rosterigränd and the space towards Liljeholmsvägen get fewer parking spaces and more planting. The start memo was adopted in March 2025.

The two parallel bascule bridges between Hornstull and Liljeholmen were built in 1928 and 1954, and the older one has reached the end of its technical life. The eastern bridge comes first, during 2029 — waterproofing, a wider footway and cycle track, corroded parts of the leaf, the opening machinery — while all traffic runs on the western one. The western bridge follows 2030–2032: steel and concrete strengthened, leaf and machinery replaced, new connections at Hornstull and on the Liljeholmen side. The channel is closed to all shipping for about six months in 2031 while the leaf is replaced. Afterwards each bridge carries two lanes instead of three, and the western footway is 3.65 metres wide with a 3.25-metre cycle track.

The programme turns Södertäljevägen from a through road into a city street just over 40 metres wide, with avenue trees, wide footways and cycle tracks and ground-floor premises, and ties Liljeholmen's two sides together with new streets, paths and stairs. The proposal holds around 175,000 square metres of housing floor area and about as much again for offices and premises; the grade-separated crossing towards Marievik stays but is built into the street grid. After the 2025 consultation the work was paused: the proposal lacks the financial robustness needed to proceed to detailed plans. In the short term the traffic department is planning a pedestrian crossing over the road level with Liljeholmstorget.

The fenced industrial area between Liljeholmsviken, Lövholmsvägen, Gröndal and Trekantsvägen is opened up as eight blocks with premises for services, offices, culture and three preschools, a quayside walk completing the Vårby–Hammarby sjöstad waterfront path, squares and a park with a playground. The plan depends on Heidelberg Materials (formerly Cementa) moving its plant to Energihamnen in Hjorthagen, agreed in June 2017; Färgfabriken stays. Seven buildings are kept — Förbandsfabriken, Färgfabriken, Smedjan, Beckershuset, Betonggalleriet, Rederiet and Snickeriet — along with the chimney, railway tracks and the cement elevator. The scale is 5–6 storeys with set-back roof floors; four blocks get buildings of 14–24 storeys, and on the Cementa site the silo is reinterpreted as two parts of 14 and 17 storeys.

The detailed plan gained legal force on 3 April 2023. Quay refurbished, Marieviksbadet opened June 2025, the park planned to open summer 2026; JM's first move-in October 2027 and Klövern's sales launch January 2027 according to AMF's timeline
